Sahuarita is the incorporated town just north of Green Valley on I-19, about 20 minutes south of central Tucson and roughly 25 from the airport. Where Green Valley is built almost entirely of age-restricted neighborhoods, Sahuarita adds newer all-ages subdivisions, Rancho Sahuarita's lake and parks, and a full shopping corridor.
We treat Green Valley and Sahuarita as one home market. It is where David has sold the most homes, and snowbirds from Minnesota, Wisconsin, Illinois, Michigan and Iowa make up a large share of our clients here. Note that Quail Creek, Robson's gated 55+ golf community, carries a Green Valley mailing address but sits inside the Town of Sahuarita.
Homes and neighborhoods
Sahuarita's newer neighborhoods are all-ages, the main difference from Green Valley next door and the reason younger families and workers choose this side. Rancho Sahuarita adds a lake and parks, and the shopping corridor keeps everyday errands close to home.
Quail Creek is the other half: Robson's gated 55+ resort community inside the Sahuarita town limits. Robson broke ground in 1991 and is still building, so you can choose between a resale and new construction. We do not publish a typical price; tell us your budget and we will send homes that fit.
Fees, dues and taxes
In Green Valley, Green Valley Recreation (GVR) membership attaches to the home. For 2026, dues are $545 per household per year plus a one-time $3,200 membership change fee at closing, per gvrec.org. In Sahuarita's all-ages subdivisions the fee is the HOA, set subdivision by subdivision, so ask us for the current dues on a specific home.
Quail Creek follows the resort model instead. Per the 2025 schedule, POA dues were $3,128 a year, about $261 a month, plus a one-time $3,008 capital improvement fee at purchase, with villas carrying a second HOA and golf billed separately. Check the current schedule before you offer.
Green Valley is unincorporated, with no city property tax. Sahuarita levies no town property tax either, but Sahuarita Unified's rates run well above Continental's, and two community facilities districts bill on top for parcels inside them: Quail Creek CFD at $1.8219 and Rancho Sahuarita CFD at $4.99 per $100 of assessed value on Pima County's FY 2026/27 rate sheet. Do not assume a Sahuarita bill matches one across the line; we pull the exact tax history on any home before you commit.
Year-round or seasonal
The all-ages subdivisions draw families and people who work nearby. Quail Creek is more seasonal: winters are full and summers are quieter, which many seasonal owners count as a plus.
Sahuarita sits at roughly 2,700 feet, so winter days are mild and summer nights cool off a little faster than in the city. It is still Southern Arizona in July, so plan a lock-and-leave routine if you will be away.
Who it fits
Younger families and workers who want a newer all-ages subdivision without the age restriction next door in Green Valley. And 55+ buyers who want a gated golf community with new-construction options and are comfortable with resort-style dues instead of GVR; inside Sahuarita that means Quail Creek.
Retirees and snowbirds after the best dollar-for-dollar value in Southern Arizona usually see Green Valley first, and we walk all three on the same trip, since they share one stretch of I-19.

Questions About Sahuarita
Is Sahuarita a 55+ community?
No. Sahuarita's newer neighborhoods are all-ages. The exception is Quail Creek, Robson's gated 55+ community inside the town limits. Under the federal Housing for Older Persons Act, 80% of homes in an age-restricted community must have a resident who meets the minimum age.
Do Sahuarita homes pay GVR dues?
No. GVR membership attaches to the home in Green Valley, where 2026 dues are $545 a year plus a one-time $3,200 change fee at closing. A home in Sahuarita carries its subdivision's HOA, where there is one, or Quail Creek's POA inside the gate; GVR belongs to Green Valley. Send us the address and we will tell you which fees attach.
How far is Sahuarita from Tucson and the airport?
About 20 minutes south of central Tucson on I-19 and roughly 25 minutes to the airport. Green Valley is five minutes farther south on the same highway.
How is a winter home in Sahuarita taxed?
Arizona taxes a snowbird's winter home as Legal Class 4, a non-primary residence. It is assessed at the same 10% ratio as a primary residence but does not receive the homeowner rebate, worth up to $600 a year. Prop 117 caps taxable-value growth at 5% a year, and there is no transfer tax when you buy.
