Oro Valley is the incorporated town at the west foot of the Santa Catalina Mountains, 25 to 30 minutes north of downtown Tucson via Oracle Road. About 47,000 people live here, and the town runs its own police department, parks and golf courses.

Of Green Valley, SaddleBrooke and Oro Valley, this is the one where you can retire without joining anything. Most of the town is ordinary all-ages housing with a modest HOA; Sun City Oro Valley, the Del Webb 45+ community, is the exception. We work Oro Valley regularly with relocating buyers who want a newer, tidier feel than midtown Tucson without giving up restaurants and services.

Homes and neighborhoods

Housing runs from 1970s ranch homes near Oracle Road to newer gated enclaves with Pusch Ridge filling the back window. Rancho Vistoso, on the north end, is a 7,600-acre master plan with 31 neighborhoods, a master association over the sub-HOAs, parks and paved trails.

Sun City Oro Valley sits inside Rancho Vistoso: about 2,500 Del Webb homes built from 1986 to 1996, sharing The Views 18-hole public course, three recreation centers, pools, pickleball and well over a hundred clubs. Every home there is a resale, which keeps pricing approachable.

Fees, dues and taxes

Most subdivisions carry an ordinary HOA, typically modest. Sun City Oro Valley's dues vary by section; one resale disclosure listed an association fee of $2,470 a year for July 2024 through June 2025, plus a $3,705 capital contribution and a $370 transfer fee paid at closing. Check the current fiscal year before you offer.

For comparison, Green Valley runs on a flat GVR membership of $545 a year for 2026 plus a one-time $3,200 change fee, and golf is billed separately in both places.

The Town levies no primary property tax, so your bill is county, school and district levies, and a winter home is taxed as a non-primary residence with no homeowner rebate. We pull the exact tax history on any home before you offer.

Hospital, golf and the outdoors

Oro Valley Hospital, part of Northwest Healthcare, is a 146-bed, all-private-room hospital on Tangerine Road that opened in 2005 and holds Primary Stroke Center certification.

Golf is public: the Town bought the El Conquistador courses in 2015, and the Oro Valley Community Center runs 45 holes plus tennis and pickleball, and you pay per round. Catalina State Park and the Pusch Ridge trailheads are minutes from home for hiking and birding.

Year-round or seasonal, and who it fits

Oro Valley is a year-round town; clubs, leagues and restaurants stay busy in July. At about 2,600 feet, summers feel much like central Tucson's. January highs run in the low-to-mid 60s with lows around 40.

Snowbirds can make it work, but at Sun City Oro Valley you pay year-round dues for amenities you use half the year, so most seasonal buyers end up in Green Valley. Grandparents like that the kids can buy nearby in a regular neighborhood. It fits year-round retirees and relocating professionals who want a clean, well-run suburb with mountain views, golf and a hospital close by.
