Marana is the fast-growing town northwest of Tucson along I-10, about 25 to 30 minutes from downtown via Twin Peaks Road and the freeway. Dove Mountain is its showpiece: a master-planned community in the foothills of the Tortolita Mountains, anchored by the Ritz-Carlton and its golf courses.

We bring two kinds of buyers here: those who want some of the newest 55+ product in the region, Del Webb at Dove Mountain and the gated Heritage Highlands, and those who want newer single-family homes at friendlier prices in Gladden Farms and Continental Ranch, closer to I-10.

One homework item comes up on every Marana showing: community facilities districts (CFDs), which add an assessment to the property tax bill in parts of the town, including areas around Dove Mountain. We pull the exact tax history before you write an offer.

Homes and neighborhoods

Del Webb at Dove Mountain brings the modern Del Webb formula: newer single-level homes, a resort amenity center, pickleball, and an activities calendar run by a lifestyle director. Heritage Highlands, next door, is the established gated option, a 55+ golf community with a strong resident culture.

The same master plan also holds all-ages neighborhoods and custom estate lots. Elevation climbs from roughly 2,000 feet on the valley floor to about 2,700 feet at the resort, and the higher neighborhoods pick up noticeably better views and slightly cooler evenings.

Fees, dues and taxes

There is no GVR here. Green Valley Recreation belongs to Green Valley, where 2026 dues are $545 per household per year plus a one-time $3,200 change fee at closing. Dove Mountain's 55+ neighborhoods bundle amenities into HOA dues instead, golf is almost always a separate line item, and one-time transfer fees and capital contributions land at closing.

Marana levies no town property tax. County, Marana Unified and Northwest Fire came to roughly $15.22 per $100 of assessed value on Pima County's FY 2026/27 rate sheet, against roughly $11.39 in unincorporated Green Valley. Marana's CFDs are billed on top for parcels inside them (Gladden Farms at $2.20, Gladden Farms II, Saguaro Springs and Mandarina at $2.80 each), and some Dove Mountain-area parcels have carried CFD lines in the past. A winter home is Legal Class 4 and gets no homeowner rebate.

Year-round or seasonal

Dove Mountain is one of the communities we point full-time retirees toward, because it keeps a strong year-round population and its clubs, leagues and restaurants stay busy through summer. Green Valley and Quail Creek lean more seasonal.

If you plan to rent the home out in summer, read the CC&Rs first: most 55+ communities require tenants to meet the age minimum, set minimum lease lengths, and some cap rentals.

Who it fits

Buyers who want newer construction, resort-style amenities and quick freeway access, and who are comfortable checking CFD assessments before they buy, plus full-time retirees who want a 55+ community that stays busy in summer. It is a weaker fit if the lowest tax rate is the priority, where unincorporated Green Valley wins.

FAQ

Questions About Marana and Dove Mountain

Is Dove Mountain a 55+ community?

Part of it is. Del Webb at Dove Mountain and Heritage Highlands are 55+; the rest of the master plan has all-ages neighborhoods and custom estate lots. Every age-restricted community verifies ages during escrow, and at least 80% of its homes must have a resident who meets the minimum, so ask early if one buyer is younger.

What is a CFD and will it raise my Marana property taxes?

A community facilities district adds its own assessment to the tax bill for parcels inside it. Marana has several, and some Dove Mountain-area parcels have carried CFD lines in the past. The only way to know for a specific home is its tax history, which we read before you write an offer.

How far is Marana from downtown Tucson?

About 25 to 30 minutes northwest via Twin Peaks Road and I-10. Gladden Farms and Continental Ranch sit closer to the freeway; Dove Mountain is higher, in the Tortolita foothills.

Does Dove Mountain stay busy in the summer?

Yes. Like SaddleBrooke and Sun City Oro Valley, Dove Mountain keeps a strong year-round population, so clubs, leagues and restaurants stay busy through summer. Green Valley and Quail Creek are the quieter summer options.
