Green Valley, Arizona: 55+ and Snowbird Homes South of Tucson
Our home market: an unincorporated community about 25 minutes south of Tucson on I-19, built almost entirely of age-restricted neighborhoods organized around Green Valley Recreation.

- About 25 minutes south of central Tucson on I-19, roughly 30 to the airport
- 85614 and 85622 (85629 is Sahuarita, just north)
- Just under 3,000 feet (about 2,979 feet)
- Most neighborhoods are 55+; a few are not age-restricted, so check the specific HOA
- GVR membership attaches to the home: $545 per household per year for 2026 plus a one-time $3,200 change fee at closing
- Unincorporated Pima County, so no city property tax; a winter home is Class 4 and does not get the homeowner rebate
Green Valley is where we have sold the most homes and where we know every street. It is an unincorporated community about 20 miles south of Tucson on I-19, roughly 59 homeowner associations at just under 3,000 feet, most of them age-restricted and organized around Green Valley Recreation (GVR).
Snowbirds from Minnesota, Wisconsin, Illinois, Michigan and Iowa make up a large share of our clients here. Winters are full and social, summers are quiet, and the townhome stock is consistent enough that most of our sight-unseen purchases happen in Green Valley.
Fees, dues and taxes
If the home you buy is a GVR property, membership is mandatory and attaches to the home, not the person. For 2026, dues are $545 per household per year plus a one-time $3,200 membership change fee at closing, per gvrec.org. That opens a dozen-plus recreation centers, pools and hundreds of clubs across town.
Many neighborhoods add only modest HOA dues on top, and some add none; ask us for the figure on a specific home. Golf is never bundled: six-plus courses, public and private, each billed separately.
Green Valley is unincorporated Pima County, so there is no city property tax. A winter home is still Legal Class 4, which skips the homeowner rebate worth up to $600 a year, and Proposition 117 caps taxable-value growth at 5% a year.
Homes and neighborhoods
Green Valley is not a subdivision. It is a town-sized collection of neighborhoods, median age 73 at the 2020 Census, and many of them are townhomes with the exterior handled by the association, which is why they lock and leave so well.
In mid-2026 the listing sites we track put the median resale at roughly $285,000 to $330,000; treat that as a starting point, not a quote. The honest trade-off is healthcare. There has been no hospital in town since 2022; residents use local clinics and the 24-hour emergency department in Sahuarita a few miles north, and a full-service Tucson hospital is 30 to 40 minutes away.
Year-round or seasonal
Green Valley leans seasonal. December through March is peak season, when a well-priced home can draw multiple offers within days, so be pre-approved and ready to tour by video the day a listing goes live. Summer is a different town: lighter traffic and easier tee times for the neighbors who stay.
Many of our clients tour in January or February and buy in spring or summer, when fewer seasonal buyers are competing. If you have never wintered here, rent one season first.
Who it fits
Retirees and snowbirds who want the best dollar-for-dollar value in Southern Arizona, a flat recreation fee instead of resort dues, and neighbors on the same schedule.
It fits less well if one spouse is under 55, since most Green Valley neighborhoods do not admit from 45 the way SaddleBrooke's original sections and Sun City Oro Valley do. Full-timers who want clubs and restaurants busy in July usually prefer SaddleBrooke or Oro Valley, and buyers who want a gated resort model on this side of town compare Quail Creek in Sahuarita.

Questions About Green Valley
Do I have to join GVR, and what does it cost?
Yes, if the home is a GVR property, since membership attaches to the home. For 2026 that is $545 per household per year plus a one-time $3,200 membership change fee at closing, per gvrec.org. HOA dues, where they exist, and golf are separate.
Is every Green Valley neighborhood 55+?
No. Most are, but a few are not age-restricted, so we check the specific HOA. Under the federal Housing for Older Persons Act at least 80% of homes must have a resident who meets the minimum, and every community verifies age during escrow.
How far is Green Valley from Tucson and the airport?
About 25 minutes south of central Tucson on I-19, and about 30 minutes to Tucson International Airport.
What is Green Valley like in summer, and can I rent out my home while I am away?
Quiet, and you will not be the only one gone from May to October. Renting is usually allowed with rules: tenants typically must meet the same age minimum, leases have minimum lengths, and some communities cap rentals. Read the CC&Rs before you offer, not after.
